Health and Safety legislation surrounding residential properties grows in complexity all the time and, as such, making it a critical ongoing issue.
The communal areas of your development are deemed to be “places of work” and, as such, various pieces of legislation are in place to ensure the safety of residents, visitors and contractors.
The key pieces of legislation which apply to the communal areas of residential developments include the following:

- The Health and Safety at Work Act 1974
- The Regulatory Reform (Fire Safety) Order 2005
- The Fire Safety Act 2021
- The Control of Asbestos Regulations 2012
We can have an in-house team of professionals who are able to undertake assessments all over the country, and also arrange with other specialists to provide inspections. The reports are in an “easy to follow” format, identifying the location of any risks, together with the associated risk level, and will recommend and prioritise the appropriate remedial works.
